Evergreen is licensed with the Oregon Real Estate Agency as a Property Manager and is a member of NARPM and Multi Family Northwest (MFNW). **How is rental price set?** Using industry experience, local market knowledge, Zillow, Redfin, and Rentometer (which includes 6–12 months of historical rental data). Correct pricing from day one minimizes vacancy. **How long does it take to rent a property?** Well-priced, move-in-ready properties typically receive applicants within 1–2 weeks, with vacancy filled in 2–3 weeks. Properties priced too high or in poor condition can take 30–45 days. **Do you allow pets?** Yes. Maximum two small pets (dogs or cats). Evergreen collects a pet deposit and screens pets. Emotional support animals are not considered pets under Oregon law and cannot be denied. **When do owners receive monthly payments?** Rent is collected between the 1st and 5th. After deducting fees and paying vendors, owners receive an ACH payment by the 17th, along with a detailed owner statement. **How are applications processed?** In the order received. Applicants must complete the application in full, provide ID, pass a background check, employment/income verification, and rental history review. Owners are not involved in screening to comply with federal Fair Housing laws. **How long are tenant leases?** One-year lease, then month-to-month per Oregon law.
