With Evergreen, you can choose as much or as little communication as you want. We also post real-time updates to your Owner Portal so that you can be in-the-know wherever you are. Clear, timely communication is extremely important to us in working with our owners and tenants, making a great partnership experience possible.

What is your monthly management fee?

Our management fee is a percentage of the monthly rent depending on the size, location, and number of properties. We do not charge a monthly fee if the property is vacant.

Are your fees negotiable?

Our fees are very competitive and are therefore not negotiable. The cost of using a property manager is determined by the quality of service, efficiency, and the manner in which problems are solved. We feel that our fee structure accurately reflects the superior quality and high demand of our management services.

What should I do if the tenant calls me?

Responsible tenants are valuable to both of us. A satisfied tenant will be more inclined to care for your property as if it was their own and to send referral business our way. As the owner of the property, it is best that you avoid direct communication with the resident and refer all inquiries to our office.

How do you handle maintenance requests?

​Evergreen staff members handle all maintenance requests for you; however, you will always be notified of large potential or necessary expenses. See the Maintenance section for more information.

Do you use the cheapest maintenance companies you can find?

We do not! Using the cheapest approach to a repair will most likely cost you more money in the future, as the problem will simply worsen over time. We use trusted vendors who provide quality work at fair prices.

My uncle is fairly handy – can you use him for repair work?

No, for liability reasons, we only hire vetted licensed, bonded, and insured vendors to work on your home.

How do you make sure that the tenant is taking good care of my property?
  • Biannual walk-through inspections with report summary and photos uploaded to your Owner Portal
  • Rental deposit of at least one month’s rent
  • Tenants can easily submit a maintenance request online 24/7 
  • A dedicated maintenance coordinator oversees all maintenance requests and processes
What happens if the tenant does not pay their rent?

We understand there can be many factors leading to tenants missing a rent payment due date, that’s why Evergreen Property Management treats our tenants with respect while enforcing rent payment terms. When a payment is late, we start by working with our tenants, directing them to appropriate assistance resources. Our goal is to retain tenants – that’s a win-win for everyone. At the same time, we’re extremely familiar with Oregon Landlord-Tenant law and have ready access to legal counsel to pursue protection for your investment.
